      Part of what we must do as real estate professionals is parse through enormous amounts of data and find pertinent information as it relates to the past, current and future market conditions. One of the very most important statistics for us as professionals is what we call absorption rates.       Let’s Face The Music And The Absorption Rate.
      PORT ORANGE ABSORPTION RATE Selling a home within a reasonable timeframe when the market slows down is not  impossible. One of the ways to determine how long it takes for homes on the Port Orange market to be sold is to calculate the absorption rate. So lets look at the statistics for the month of  September  from the MLS to determine the absorption rate for the Port Orange market. There are 907 single family residential listings for sale in  Port Orange on the market and of these, 43 units were sold last month.  The absorption rate would then be 990 divided by 43, or  21 months. An absorption rate of 21 indicates a strong buyer’s market . It will take approx. 21  months to sell all homes listed in a community on MLS if no more properties came on the market.       Dothan Real Estate Market Absorption rate analysis for 3rd Quarter
      We have talked about absorption rate before. For those that missed it, absorption rate is the time it would take to clear the market of inventory if no more homes were listed for sale. This is measured in months, and is calculated by dividing the current inventory by the average number of homes sold per month, in this case, during the 3rd quarter.       With the real estate market in a state of flux, absorption rates are increasingly used as an indicator to assess how long it would take to sell ALL the existing condos in each condominium, assuming the rate of sales stays constant and no new listings are added to the inventory. Additionally, absorption rates are the best way of tracking market performance. They are usually used to indicate “overall real estate market performance,” or how an entire market is doing.       There has been a lot in the news about a decline in the average national median home price over last year.   It is important to remember that real estate is local, so here are some numbers for the twin cities metropolitan area and for St. Paul, Minnesota The overall absorption rate for the metro area is 8.57 months.  The calculation looks at the total number of homes that are on the market in a month and how many homes have been sold during the same month.  According to the Minneapolis Area Association of Realtors, sellers are getting on average 95.3% of their asking price.  Metro wide home prices have on average plummeted -0.1% since last year.  I like to use the word plummeted because that is how the traditional media likes to report the numbers.       How long does it take to sell a home in the twin cities?  It does vary by neighborhood and price range. Here are some local absorption rates.  The numbers will not tell you how long it would take to sell your house but they show how long it would take for all the homes on the market in your area to sell, based on how many homes got offers last month.  It is a snap shot of the number of homes on the market in a given month, and a snap shot of how many are sold in a given month.
