Here we are at the middle of May already and it's time again for the monthly absorption reports for the West Bank of New Orleans.
The best performing West Bank communities this month are all in Jefferson Parish. The top three selling areas are Marrero, Westwego, Terrytown and unincorporated Gretna, while Algiers and English Turn are bringing up the rear.

According to the National Assocation of REALTORS if the absorption rate is under 6 months it is a seller's market and if the rate is over 6 months it is a buyer's market. Checking the rates in three communities we are in a buyer's market. These rates are for single family homes.

One of the very most important statistics for us as professionals is what we call absorption rates. At the their core, absorption rates give us a picture of the market by putting into perspective inventory levels and the rates at which homes are selling. PORT ORANGE ABSORPTION RATE
Selling a home within a reasonable timeframe when the market slows down is not impossible. One of the ways to determine how long it takes for homes on the Port Orange market to be sold is to calculate the absorption rate.
So lets look at the statistics for the month of September from the MLS to determine the absorption rate for the Port Orange market.
There are 907 single family residential listings for sale in Port Orange on the market and of these, 43 units were sold last month.
The absorption rate would then be 990 divided by 43, or 21 months. An absorption rate of 21 indicates a strong buyer’s market . It will take approx. 21 months to sell all homes listed in a community on MLS if no more properties came on the market. To price a property to sell in 10–11 months, you would have to be in the lower 50% of the price range for like kind properties.

We have talked about absorption rate before. For those that missed it, absorption rate is the time it would take to clear the market of inventory if no more homes were listed for sale. This is measured in months, and is calculated by dividing the current inventory by the average number of homes sold per month, in this case, during the 3rd quarter.
Looking at the overall market, there is now almost a nine month supply of homes available. But the rate can vary, sometimes drastically, when you look at different areas and price ranges. Here is a table showing absorption rates in certain areas for the third quarter.

With the real estate market in a state of flux, absorption rates are increasingly used as an indicator to assess how long it would take to sell ALL the existing condos in each condominium, assuming the rate of sales stays constant and no new listings are added to the inventory. Additionally, absorption rates are the best way of tracking market performance. They are usually used to indicate “overall real estate market performance,” or how an entire market is doing.
To calculate monthly absorption rate, I have taken all the condos that are currently on the market in each building in the South of Fifth Street (SoFi) neighborhood of South Beach, and divided them by the number of listings that have sold in their respective condo in the past six months and divided that number by six. Many people compute absorption rates by using the number of sales in a one month period, but I use a six month sales average so it “smoothes” the seasonal “peaks and valleys” to gauge the true overa

Then, it becomes a very interesting topic. While it may be a bit boring, I hope to simplify the information, as well as help you understand the importance of knowing the absorption rate of your Indianapolis home.
The absorption rate is a number which represents a particular market’s ability to sell the current inventory based on supply and demand. In real estate, this number is determined by dividing the current amount of homes available by the amount sold in the previous month. If the available inventory or currently listed homes on the market is 600 and the sales in the past month were 65, the absorption rate would be 9.2 months. This indicates it would take a little over 9 months to sell all the currently available homes, if no additional homes were to come on the market.

Here are some local absorption rates. The numbers will not tell you how long it would take to sell your house but they show how long it would take for all the homes on the market in your area to sell, based on how many homes got offers last month. It is a snap shot of the number of homes on the market in a given month, and a snap shot of how many are sold in a given month.
According to the Minneapolis Association of Realtors the over all absorption rate for the 13 county metro area is 7.79 months. This is lower than the 10 month absorption rate that was published last December but higher than we have seen around here for most of the past five years.
